Heads of terms are usually drawn up by the property agents acting on behalf of the seller and purchaser or landlord and tenant and should always be reviewed by lawyers.
Schedule of Condition
A tenant being granted a lease should always consider having a schedule of condition prepared to record the condition of the property at that time.
A tenant should also be aware that in addition to the payments to be made to the landlord, it will also have an obligation to pay around 40% of the market rent in local tax to the local authority.
